Applying for Study Permit to Canada when parents hold already applied for Canadian PR?
How can I satisfy the Canadian Embassy that I will return to my home country after my study permit expires, given the fact that my parents applied for Canadian Immigration 3 years ago.

Try to prove strong ties with your parents and that you want to stay where they are. That way, you can read out that if their PR is denied, you will go back to be with them or if adjectives of your PR's are approved, you will be with them in Canada.
You would be better off asking immigration official but a good place to start would be to provide a valid return airline ticket.
